Plumbing Emergency in Dubai? Do These 5 Things Immediately

A burst pipe or major leak doesn't leave much time to think. Water can escape at several litres a minute from a genuinely burst supply line, and every minute before it's stopped adds to the damage and the eventual repair cost. These five steps, done in order, do more to limit that damage than anything else you can do before help arrives.

1. Shut Off the Water Supply

This is the single most important action, and it comes before assessing damage, taking photos, or moving belongings. Stopping the water is what actually limits how bad this gets.

Where to find the shutoff depends on your property type. In most Dubai apartments, the main isolation valve is inside a utility cupboard, sometimes on the balcony or near the kitchen, or occasionally near where the water meter is installed for that unit. In villas, it's typically near the main water connection point outside the property or in a dedicated plant room. If you genuinely can't locate it, or you live in an apartment building where the shutoff is managed at building level rather than per unit, contact building management or security immediately, most managed buildings can isolate water to an affected unit or floor quickly once notified.

If you can identify which specific fixture or line is affected, sinks, toilets, and water heaters typically have their own individual isolation valve nearby, isolating just that line is faster than the main supply and keeps water working elsewhere in the property while the affected area is dealt with.

2. Address Electrical Risk Before Anything Else Near Water

Water and electricity are a genuinely dangerous combination, and this step matters as much as shutting off the water itself. If water is spreading near power outlets, switches, or any electrical panel, do not walk through standing water to investigate or to reach a breaker. If the electrical panel or affected area's breaker is safely reachable without stepping through water, switch it off. If it isn't safely reachable, stay clear of the area entirely and mention this specifically when you call for help, rather than risking contact with live current in a wet area.

3. Drain the Remaining System Pressure

This relieves pressure still in the lines and reduces how much additional water escapes from the actual burst or leak point while you wait for help.

If the affected line involves the hot water system, switch off the water heater at its breaker in addition to the main water shutoff, then open hot taps to help drain that side of the system too. This protects the unit itself from running dry while still powered, and avoids anyone encountering unexpectedly hot water while dealing with an already stressful situation.

4. Contain the Damage and Document It

With water and pressure both addressed, turn to limiting what the water that's already escaped can damage further. Towels, buckets, and anything absorbent help contain standing water. Move furniture, rugs, and belongings out of the affected area or onto something that keeps them off a wet floor. If you have insurance on the property or its contents, take photos and a short video of the affected area and any visible damage before you start cleaning up, this documentation is genuinely useful later and takes under a minute now.

5. Call for Emergency Help

With water off, electrical risk addressed, and the immediate damage contained, call for professional help. Describe what you've already done, water shut off, electricity addressed if relevant, so the technician arrives already understanding the situation rather than starting the assessment from zero. If you were able to identify roughly where the leak or burst is coming from, mention that too, it helps whoever's coming prepare the right equipment before they arrive rather than diagnosing entirely on-site.
