Sewer & Basement Leak Detection Dubai
A drainage fault is a different kind of problem from a water supply leak. A supply pipe leaks clean water. A sewer or drain fault leaks contaminated water, and in many cases sewer gas as well. The contamination risk, the persistent odour, and the health hazard make identifying and fixing these faults promptly more urgent.
Using CCTV camera inspection, smoke testing, and moisture meter mapping, faults are identified accurately before any excavation, demolition, or waterproofing remediation is authorised.

What Causes Drainage Leaks in Dubai Properties
Underground drainage in Dubai properties faces specific stresses. Ground settlement in sandy fill soil places bending loads on rigid drain pipe joints, causing them to open over time. In older properties, concrete pitch fibre or vitrified clay drain pipes have been in service for twenty or more years and are reaching the point where joint failures, partial collapse, and pipe deformation should be expected.
Construction quality at the time of installation is also a factor. Drain pipes embedded in concrete floor slabs or backfilled in trenches require adequate bedding compaction around the pipe to prevent point loading. Our CCTV surveys regularly identify drain pipe deformation and cracking in Dubai properties built within the last fifteen years, not just in older buildings.
Commercial kitchens deserve specific mention. Grease and fat accumulation inside drain lines from commercial cooking creates a thick coating that narrows the bore and eventually causes complete blockage. Drain lines serving commercial kitchen areas should be jet cleaned and CCTV surveyed annually to confirm their structural condition.
Persistent sewage or drain odour inside the building with no visible blockage
Drain odour appearing in specific rooms, particularly ground floor bathrooms
Slow drainage across multiple fixtures simultaneously
Gurgling sounds from drains when a distant fixture is used
Damp patches on ground floor walls near drain routes
Unusually lush or green ground patches above a drain route
Subsidence or soft ground near external drain gullies
White powder deposits (efflorescence) on basement walls
Brown or orange rust staining bleeding through concrete surfaces
Sewer & Drainage Leak Detection Methods
CCTV Drain Survey
The only reliable way to inspect the structural condition of an underground drain without excavation. A flexible camera on a push-rod or crawler drive is inserted into the drain through an access point and driven through the pipe while recording a real-time video feed. The operator records the condition at every point: joint positions, displacement, cracks and fractures, deformation, leakage points, and areas of blockage. The camera's position is tracked continuously, so every fault observed is known to within approximately half a metre of its surface location.
Smoke Testing
A fast and comprehensive way to find all breach points in a drainage network simultaneously. Non-toxic smoke is introduced into the drainage system through a cleanout access point under light positive pressure. The smoke migrates through the entire connected drain network and escapes to the surface at any breach: open joints, fractured pipe sections, disconnected connections. Smoke appearing at unexpected locations identifies hidden fault points that wouldn't have been targeted by visual survey alone.
Basement Water Ingress Detection
Why Dubai Basements Leak
A basement in Dubai faces a waterproofing challenge different from high-water-table environments. Dubai's soil in most residential areas isn't saturated with groundwater. But construction cold joints, the interface between separately poured concrete sections in the base slab and walls, are primary ingress routes. Service penetrations through the basement wall or slab for water pipes, electrical conduits, and drainage connections are vulnerable wherever the original seal has degraded.
Surface water is also a significant factor. Infrequent but heavy rainfall events can produce rapid water accumulation around basement structures before drainage can remove it. If perimeter waterproofing isn't maintained or was inadequate originally, this surface water finds its way into the basement structure through cold joints and penetration details.
Basement Moisture Mapping
We carry out basement water ingress surveys using a combination of moisture meter mapping, thermal imaging, and visual inspection of all wall and floor surfaces. The survey produces a moisture map of the full basement, identifying zones of active ingress, areas of residual moisture drying from historical events, and dry zones that confirm where the waterproofing is still performing.
The moisture map directs the repair specification precisely. Rather than applying a blanket re-tanking of the entire basement, the repair focuses on the specific sections where ingress is confirmed active. Service penetration seals, cold joint details, and cracked sections are addressed individually based on the survey findings.
Basement Waterproofing Remediation Options
The moisture map from the survey directs which repair approach actually fits your specific ingress pattern, rather than a blanket recommendation applied regardless of what's actually happening.
These approaches broadly map to the three basement waterproofing categories defined under BS 8102, the British Standard commonly referenced in UAE construction: barrier protection (a membrane or coating that physically blocks water entry), structurally integral protection (the concrete itself designed to be watertight), and drained protection (managing any water that does get through by channelling it to a sump rather than trying to block it entirely). Which category fits depends on what the survey actually finds.
Cold Joint Injection
Where the moisture map confirms a construction cold joint as the ingress point, a specialized injection resin is pumped directly into the joint, sealing it from within rather than requiring excavation from outside.
Penetration Re-Sealing
Service penetrations for pipes, conduits, and drainage connections through the basement wall or slab are re-sealed with a waterproofing compound rated for below-grade use, addressing the specific point of failure rather than the whole wall.
Localised Crack Repair
Cracks confirmed as active ingress points are repaired with an injectable sealant that fills the crack from within the concrete itself, rather than a surface coating that can fail again if the underlying crack continues to move.
External Waterproofing
For more extensive ingress, or where internal remediation isn't achieving a lasting result, external waterproofing membrane repair at the source may be recommended, a larger job but sometimes the more durable long-term answer.
Sewer and Basement Leak Detection Process
Initial assessment
You brief us on the symptoms: type of odour, location of damp patches, history of the problem, and any previous survey or repair work. This shapes the detection approach before any equipment is deployed.
CCTV drain survey
The drain camera is inserted through the nearest accessible point to the suspected fault area and driven through the full length of the drain run. The feed is recorded and all faults logged with their drain-distance positions.
Smoke test
Where CCTV results indicate additional fault points may exist, or the drain network is too complex for full CCTV coverage, smoke is introduced into the system. All escape points are marked at the surface and added to the fault log.
Basement moisture survey
For basement ingress assessments, moisture meter readings are taken at a grid of points across all wall and floor surfaces, with thermal imaging mapping temperature differentials to produce the moisture map.
Written report
A report covering all drain survey findings with video reference, all smoke test escape locations, and the basement moisture map with fault location interpretations, including recommended repair scope and estimated excavation positions.
Repair
We carry out drain repairs at confirmed CCTV fault locations: targeted excavation, pipe section replacement or relining, and joint repair. Basement repairs focus on confirmed ingress points: cold joint re-sealing, penetration re-sealing, and localised tanking repairs.
Sewer & Basement Survey and Repair Cost
Drain repair costs depend heavily on pipe depth, slab construction, and the repair method required. Written quotations are provided based on survey findings before any repair begins.

Benefits of Professional Drainage and Basement Surveys
No exploratory excavation
CCTV confirms the exact fault location within the drain before any trench is opened. Excavation is targeted at the confirmed position only.
Full drain network covered
Smoke testing identifies all active breach points in the full drain network simultaneously, including locations CCTV can't reach.
Targeted waterproofing repair
Basement moisture mapping identifies exactly which sections of wall and floor need attention, avoiding costly blanket re-tanking of areas that are still sound.
Contamination risk eliminated
Drainage faults that introduce contaminated water into the building structure are identified and repaired promptly, eliminating health and contamination risk.
Insurance-grade documentation
CCTV video recording, fault log, and moisture map report are prepared to the standard required by insurance adjusters and building management records.
Drain relining available
Where excavation isn't practical, no-dig cured-in-place pipe lining is available as an alternative repair method for confirmed drain faults.
Why Choose Quick Fix Dubai for Drainage and Basement Surveys
Drainage faults and basement ingress are two of the more complex diagnostic challenges in plumbing, since the symptoms are often vague and the actual faults are hidden inside sealed pipe systems or embedded in basement wall construction.

Know What's in Your Drains Before It Becomes an Emergency
A cracked drain beneath a slab, a failed joint in a basement wall, a deteriorating clay pipe under a garden path, none of these announce themselves until the damage is already done. We survey drains and basements accurately using the right equipment, so the fault is found and fixed before it becomes a structural or contamination problem.
