What actually moves the number: it's not just headcount, it's how many bathrooms get used within the same short window. A 4-person household where everyone showers back-to-back in the morning needs more capacity than a 4-person household where usage is spread across the day. If you're between two sizes, we'd rather size up slightly than have you running short every morning, the difference in running cost between adjacent sizes is small compared to the daily frustration of cold water halfway through a shower.

Tank or Tankless: An Honest Comparison

Most Dubai homes are better served by a tank, and we'll say so even though tankless units cost more and would be the better sale for us. Here's the actual trade-off, not a sales pitch toward the pricier option.

Tank (Storage) Water Heater

Tankless (Instant) Water Heater

  • •Technically unlimited hot water for a single continuous draw, it doesn't run out mid-shower the way a tank can

If replacing an existing heater, it's drained, disconnected, and removed. We check the condition of the existing mounting, wiring, and pipework while it's exposed, since reusing a corroded bracket or undersized cable to save time isn't a shortcut worth taking.

Mounting & connections

The new unit is mounted securely, water supply and outlet lines connected, and the electrical connection sized and wired to the unit's actual draw, not just whatever cable happened to serve the old one if that's undersized for the new unit's capacity.

A functioning pressure relief valve is fitted and tested, this is a genuine safety component, not optional. The full system is then pressure tested for leaks at every joint before power is applied.

Both columns include labour, mounting, new connection hoses and valves, the relief valve discharge, and removal and disposal of the old unit. Supplied and installed prices are based on mid-range heaters currently selling in the UAE from about AED 440 for 30 litres to about AED 700 for 100 litres; premium brands cost more. One cost worth knowing upfront: if the unit sits above a false ceiling, common in many Dubai apartments and villas, accessing it sometimes means opening and later restoring a section of gypsum board, quoted as a separate, clearly itemized cost rather than folded silently into the main number.

First-time install with no existing water or electrical rough-in (a bathroom that's never had a unit before) needs a site visit to quote accurately, since the cost depends on how much new pipe and cable run is actually needed.

Replacing a water heater in Dubai usually takes two to four hours for a like-for-like swap, and costs about AED 1,000 to 1,250 for a standard 80-litre unit supplied and fitted. A proper replacement changes more than the tank. It renews the parts around the tank that fail next: the valves, the hoses and the relief pipework.

Most apartments in Dubai use an 80-litre electric heater, so most replacements are a straight swap. But “same size” isn't automatically right. If the household has grown, or a rain shower has been added since the old heater went in, the replacement is the moment to size up. The sizing guide above works it out from bathrooms and usage, not from whatever was there before.

The last step matters most. A new heater is filled completely and air is bled out through a hot tap before the power goes on. Switching on an empty or half-empty tank burns out the heating element within seconds, and it's a common reason a brand-new heater “doesn't work” on day one. We then check the thermostat setting, run the hot taps until the water is hot, and check every connection for weeps.

In some buildings, replacing a heater needs building management approval, especially where ceiling access or common-area work is involved. We'll tell you at booking if your building is one of them. In a rented home, replacing a heater that has worn out is normally the landlord's cost, because Dubai tenancy law places maintenance with the landlord unless the contract says otherwise.

Dubai Specific

Heaters Above False Ceilings

Many Dubai apartments hide a horizontal water heater above the bathroom or corridor false ceiling. That keeps it out of sight, but it adds cost to every replacement: when the access hatch is too small to pass the tank through, a section of gypsum has to be opened and reinstated, which typically adds AED 500 to 1,500 to the job.

The replacement is the right time to fix the installation, not just the tank. Three things make the next replacement, and every repair in between, far easier:

  • An access hatch big enough for the tank. If the ceiling is already being opened, a larger hatch costs little and means the next heater comes out without cutting gypsum.
  • A drip tray with a drain. A heater above a ceiling that fails without one empties its whole contents onto the ceiling and whatever is below it.
  • Proper supports. A full heater is heavy. Its brackets have to be fixed into the slab or structural wall, never into the gypsum or the ceiling grid.

Where there's a choice, a vertical heater in a utility cupboard is easier to reach and service than a horizontal one above a ceiling. The two aren't always interchangeable, because the pipework and power are already routed to the ceiling. We'll tell you whether moving it is worth the extra work.

The Decision

When to Replace a Water Heater Rather Than Repair It

Replace a water heater when the tank itself is leaking, because a corroded tank can't be repaired. Repair it when the fault is a part: a heating element, a thermostat or a valve, which usually costs from about AED 150. On a heater older than about eight years, a second fault in a short time usually makes replacement the better value.

You'll see very different lifespans quoted for water heaters in Dubai: some sources say five to seven years, others eight to twelve. Both can be true. The difference is maintenance. Dubai's hard water eats the tank's sacrificial anode rod faster than in most places. Once the anode is gone, the tank itself starts to corrode. A heater whose anode is checked and replaced on schedule often reaches the longer figure; one that's never serviced often doesn't reach the shorter one.

The signs that point to replacement rather than another repair:

  • water leaking from the tank body, rather than from a valve or fitting
  • rusty or brown hot water that doesn't clear, while the cold runs clean
  • a second or third fault on a unit that's already eight years old or more
  • a heater too small for how the household now uses hot water

Do you install solar water heaters?

No. Gas water heaters and their gas connections must be installed by a Civil Defence-approved gas contractor in Dubai. We install electric storage, instant, solar and heat pump water heaters, which cover the large majority of Dubai homes.

Is there a warranty on the installation itself?

Will I be without hot water during the installation?
