Blocked Drain & Drain Cleaning Dubai
A blocked sink, toilet, or floor drain in Dubai, cleared the same day, with a fixed price confirmed before we start. Kitchen, bathroom, toilet, and villa floor drains, all in one visit.
Standing water in the sink, a gurgling toilet, or a bad smell coming up from a gully trap are all signs the same team handles daily. We diagnose first, tell you what's actually causing it, and only escalate to heavier equipment if a hand tool genuinely won't clear it.

How Do You Know Your Drain Is Blocked?
A drain rarely stops working all at once. It narrows gradually, and each of these signs marks a different stage, catching it early usually means a plunger and ten minutes instead of a drum machine and a bigger bill.
A pipe doesn't go from clear to fully blocked overnight. Grease, soap residue, and mineral scale from Dubai's hard tap water build up along the inside wall of the pipe in layers, each one shaving a little more off the usable diameter. A 50mm pipe narrowed to 30mm still drains, just slower, which is why "slow" is almost always the first sign and "blocked" is the last one. Acting on the early signs below is the difference between a fixture-level fix and a job that needs a machine.
Water drains slowly, or not at all
The clearest sign of a drain blockage. Water pools in the sink, tub, or shower tray instead of clearing within a few seconds, or stands entirely.
Gurgling sounds from the drain or toilet
Air trapped behind a blockage escapes as a gurgle when a nearby fixture is used, a common sign the clog sits further down the shared drain line.
A bad smell coming up from the drain
Trapped food waste, grease, or standing wastewater in a blocked line produces a sewage or rotten smell that gets worse over a few days.
Water backing up in a different fixture
Running the kitchen tap causes the dishwasher to back up, or flushing the toilet causes the shower drain to bubble, a sign the blockage is in a shared branch or main line, not a single fixture.
The same drain blocks again and again
A drain that clears with a plunger but blocks again within weeks usually has buildup further down the pipe that a plunger or basic snake can't reach.
Standing water or smell near a villa gully trap
In villas, a blocked floor drain or gully trap outside often shows as standing water or a smell near the trap itself, rather than inside the house.
Not sure which one applies? Call and describe what you're seeing, standing water, a smell, gurgling, or a repeat blockage. We can usually tell you over the phone whether it's a simple fixture clog or something that needs a camera survey first.
Why Dubai Drains Block More Often Than You'd Expect
The same five factors show up on almost every job we run, and none of them are unique to one building or neighborhood. Knowing which one applies to yours changes whether a plunger fixes it or a machine is genuinely needed.
Hard water scale narrows the pipe
Dubai's tap water is desalinated and then re-mineralized with calcium and magnesium, which makes it moderately to very hard depending on the area and the building's own pipework. That mineral content doesn't stay in the water, it deposits as scale on the inside of pipes over months and years, the same way it leaves white residue on a showerhead or kettle. A pipe that's scaled down from the inside drains slower long before it fully blocks, and no amount of plunging fixes that, since the scale is bonded to the pipe wall, not sitting loose in it.
Sand and dust get into open drains
Balcony drains, villa gully traps, and any floor drain exposed to the outside collect windblown sand and construction dust, which is a near-constant presence in Dubai. Sand doesn't dissolve or break down, it settles at the lowest point of the pipe run and gradually reduces the channel available for water, which is why exterior and ground-floor drains block more often than indoor fixtures in the same property.
Grease sets faster in air-conditioned kitchens
Cooking oil and fat stay liquid while hot and re-solidify once they cool, and a kitchen run on air conditioning cools that grease faster than it would in a warmer, more humid climate. It re-solidifies closer to the sink instead of traveling further down the line, which is part of why kitchen drains are the single most common blockage across every property type we service.
Older buildings still run galvanized or clay pipe
Newer developments in areas like JVC, Dubai Hills, and Dubai Silicon Oasis are built almost entirely on PVC drainage, which resists scale and corrosion well. Older buildings in Deira, Bur Dubai, and some older villa communities can still have galvanized steel or clay pipework, both of which corrode or develop rough interior surfaces that catch debris far more readily than smooth PVC, one reason the same blockage recurs faster in an older building than a newer one.
Long vacancies dry out the trap seal
Every drain has a P-trap or gully trap holding a small amount of water that blocks sewer gas from entering the property. A unit left empty for weeks during summer travel lets that water evaporate, which doesn't cause a blockage but does let a sewage smell into the property that gets mistaken for one. Running each fixture for a minute before you leave for an extended period prevents this entirely.
DIY Fixes You Can Safely Try Before Calling a Plumber
A genuine share of the calls we get turn out to be a five-minute fix. Here's what's worth trying yourself, what it actually works on, and where its limit is, honestly, not just a list padded out to look thorough.
| Method | Works Best On | How To Do It | Limitation |
|---|---|---|---|
| Hot water + dish soap | Fresh, light grease in a kitchen sink | Squeeze dish soap into the drain, follow with a kettle of near-boiling water in two stages, letting it sit 5 minutes between pours. | Won't touch set, hardened grease or anything further than a few feet down the line. |
| Flange plunger (toilet) | A clogged toilet, first occurrence | Use a flange plunger, not a flat cup plunger, block the overflow with a wet cloth, and plunge with steady, full strokes rather than fast, shallow ones. | Repeated failure after 10-15 strokes usually means the blockage is past the trap. |
| Cup plunger (sink/tub) | Standing water in a sink or bathtub | Block the overflow hole with a wet cloth first, or the plunger loses suction. Add enough water to cover the plunger cup, then plunge in short, sharp strokes. | Only works on blockages at or near the trap, not further down the branch line. |
| Baking soda + vinegar | Mild organic buildup, soap scum | Half a cup of baking soda followed by half a cup of vinegar, cover the drain while it fizzes for 10 minutes, then flush with hot water. | A mild mechanical fizz, not a chemical dissolvant, it won't clear grease, hair, or scale. |
| Manual P-trap clean-out | Repeated slow drain under a sink | Place a bucket under the P-trap, loosen the two slip nuts by hand, remove and clear the trap, then reseat and hand-tighten. | Only for people comfortable with basic plumbing. Skip if the fitting looks corroded or won't loosen by hand. |

⚠ Skip the chemical drain cleaner
Supermarket chemical cleaners generate heat as they react, and repeated use softens PVC pipe joints and degrades the rubber seals at every connection, both of which are already under more stress from Dubai's hard water scale. They also only dissolve what they directly touch, so a blockage more than a meter down the line is untouched, and if it doesn't clear, a technician now has to handle a drain with caustic chemical sitting in it, which changes how we're able to work on it safely.
→ When to stop and WhatsApp us
If a plunger or hot water hasn't worked after two genuine attempts, if the same drain has blocked more than once in a month, or if more than one fixture is affected at the same time, stop there. Those patterns point to a blockage further down the line than a DIY method can reach, and repeating the same fix just delays a job that needs a snake or camera.
Drain Cleaning by Fixture
Kitchen, bathroom, toilet, and floor drains each block for different reasons and need a different approach. Here's how we handle each one.
Kitchen Sink Drain Cleaning
Kitchen sink drains clog fastest of all, usually grease, food particles, and coffee grounds building up in the trap or the branch line behind it. In an apartment, that branch line often ties into a shared vertical stack with the units above and below, so a slow kitchen drain that suddenly gets much worse can mean a blockage further down the shared line, not just your own trap. We clear the immediate clog and check which case applies before we call the job done.
Bathroom Sink & Basin Drains
Hair, soap scum, and toothpaste residue are the usual culprits in a bathroom sink or basin, and Dubai's hard water makes it worse: soap reacts with dissolved calcium and magnesium to form a sticky curd that hair and residue stick to far more readily than in soft water. These usually clear with a hand snake in one visit, and we check the P-trap and overflow at the same time since both commonly hold onto hair over months.
Toilet Drain Unblocking
A blocked toilet is diagnosed differently from a running or leaking one, this is purely about clearing the trap or branch line, not the cistern or flush mechanism. Most toilet blockages clear with a proper closet auger in one visit without removing the unit. Recurring toilet blockages in older buildings are sometimes a sign of a partially collapsed branch line rather than anything about how the toilet is used, worth a camera check if it's happened more than twice.
Floor Drains & Villa Gully Traps
Villa floor drains and gully traps collect sand, leaves, and grit that a sink or toilet never sees, and Dubai's dust means these need more frequent attention than indoor drains. A trap that smells but isn't actually blocked usually just needs its water seal topped up, one that's genuinely slow needs the silt at the bottom physically cleared out, not just flushed, since sand settles rather than washing through on its own.
Shower drain that smells or leaks rather than blocks? That's a trap or drain-body problem, covered on our shower drain repair page, and a sink that leaks underneath on our sink and basin plumbing page.
If more than one of these fixtures is affected at the same time, kitchen and bathroom both draining slowly, for example, the blockage is almost never in either individual trap. It's in the shared line downstream of both, which changes the tool needed and usually means a camera check before anything else, covered in the process section below.
Our Drain Cleaning Process & Equipment
We use the lightest tool that actually solves the problem, not the most expensive one. Here's the equipment and the order we reach for it.
Diagnose
A quick check of the fixture, and where it's a repeat or main-line blockage, a look with the camera before we touch anything, so we know exactly what we're clearing.
Clear it
Most single-fixture clogs come out with a hand snake or plunger in one visit. Tougher or main-line blockages get a motorized drum machine.
Flush & verify
We run water through the line afterward to confirm it drains freely, not just that the immediate clog is gone.
Fixed price, before we start
You get a price once we've seen the blockage, confirmed before any tool touches the drain.
Which Method Clears Your Drain
We escalate through these in order, only moving to the next tool if the lighter one genuinely doesn't clear the blockage or the camera shows it's needed.
| Method | How It Works | Best For |
|---|---|---|
| Plunger | Manual pressure clears a light, single clog | Sink or toilet, first-time simple blockage |
| Hand snake / drain rods | Cable hooks and pulls the clog out directly | Hair, food waste, most single-fixture clogs |
| Drum machine (drain cleaning machine) | Motorized cable for longer runs, tougher clogs | Main line, repeat blockages, floor drains |
| Hydro jetting | High-pressure water scours the full pipe interior | Grease buildup, recurring clogs, commercial kitchens |

Cable size matters more than most people expect: a 1/4-inch cable clears a sink or basin trap without risking damage to the smaller fitting, but the same cable would barely scratch the surface of a 4-inch main line, which needs a 5/8-inch or larger cable with a cutting head matched to what the camera showed us, root intrusion, scale, or a soft clog. Using an undersized cable on a main line doesn't fail safely, it just wastes a visit punching a hole through the middle of the blockage while the rest stays in place, which is why we camera first on anything beyond a single fixture.
Recurring blockage or a commercial kitchen line? A drum machine or snake only punches a path through buildup, so a drain that keeps re-blocking at the same point usually needs the full-pipe clean that only high-pressure water gets. See our hydro jetting service for that, or our camera inspection if you want to see the cause before deciding.

Ranges shown are for standard residential jobs during normal hours. Evening, late-night, and public-holiday call-outs follow the same rates as our emergency plumbing time-of-day pricing.
If a hand snake or drum machine doesn't clear a recurring blockage, we'll say so rather than keep billing for repeat visits, and quote hydro jetting (from AED 450) as the next step. You only pay for that if you choose to go ahead.
Who Pays for a Blocked Drain in Dubai?
With most of Dubai renting rather than owning, this comes up on nearly every residential call. The general RERA-guided pattern is straightforward once you know which category applies.
| Situation | Typically Pays | Why |
|---|---|---|
| First-time slow or blocked drain, normal use | Usually landlord | Considered general wear on the property's plumbing system |
| Blockage caused by misuse (wipes, oil, foreign objects) | Usually tenant | Caused by how the fixture was used, not the system itself |
| Recurring blockage from old or damaged pipework | Usually landlord | A structural/system issue, not a use issue |
| Shared branch or main line affecting multiple units | Usually landlord or building management | Not isolated to one tenant's fixtures |

The exact split always depends on your specific tenancy contract, and we're not in a position to interpret yours for you. What we can do is document clearly what we found and what caused it on every job, wear versus misuse versus a structural issue, so that conversation with your landlord or agent has an objective answer to work from rather than a guess.
Commercial Drain Cleaning & Emergency Call-Outs
Two situations that don't fit a standard single-fixture visit: an active business that can't lose a drain, and a blockage that can't wait.
Commercial Drain Cleaning
Restaurants, cafés, offices, and retail units in Dubai get drain cleaning scheduled around opening hours, not during service. We work with contractors and facilities teams directly, and for kitchens dealing with grease buildup on a recurring basis, we can pair this with our licensed grease trap cleaning service so both are handled on the same visit.
Restaurant and hotel kitchens fall under Dubai Municipality's food-service regulations, which is why a grease trap gets inspected separately from the drain line itself, the trap intercepts fat before it reaches the pipe, but a trap that's overdue for cleaning pushes the problem downstream into the drain regardless. If your kitchen line is blocking more than once a quarter, an overdue grease trap is usually the actual cause, not the drain itself.
Drain cleaning companies and contractors working across multiple sites: ask about standing service agreements with priority scheduling.
Emergency & 24-Hour Drain Cleaning
A backed-up toilet with no second bathroom, or a kitchen drain overflowing during a busy service, doesn't wait for standard hours. Emergency drain cleaning runs on the same genuine 24/7 line as the rest of our emergency plumbing service, a real person replies at any hour, and a technician is dispatched the same way.
Most drains are cleared and flowing again the same visit, day or night.
Preventing Blocked Drains in a Dubai Property
None of this is complicated, and most of it costs nothing. It's the difference between an occasional slow drain and a blockage every few months.
Every blockage on this page traces back to one of a handful of causes: grease, hair, sand, or mineral scale accumulating a little at a time. None of them appear overnight, which means most are genuinely preventable with a few small habits rather than something you can only fix after the fact. A single AED 100-200 visit a year to clear a drain that's shown early signs of slowing costs less than the AED 250-450 emergency call-out for the same drain once it's fully blocked, and it avoids the disruption of a backed-up kitchen or bathroom in the meantime.
Fit a sink strainer, kitchen and bathroom both
A AED 10-20 strainer catches food scraps and hair before they reach the trap, the single cheapest thing you can do to cut blockage frequency.
Never pour oil or fat down the drain
Let it cool in a container and bin it. Even small amounts add to the layer of grease already coating the inside of the pipe from every previous time.
Run every fixture before a long trip
A minute of running water in each drain before you leave for a few weeks keeps the P-trap or gully seal from drying out and letting sewer smell in.
Clear villa gully traps of leaves and sand seasonally
A five-minute check every few months catches sand buildup before it compacts into something that needs a proper clean-out.
Schedule a jetting clean if a drain has blocked twice in a year
Two blockages at the same point in twelve months means buildup is already established along the pipe wall, worth clearing properly rather than waiting for a third.
Cleared, Flushed, and Verified Before We Leave
Every job ends with water run through the drain to confirm it's actually flowing freely, not just that the visible clog is gone.
"Cleared" and "fully flowing" aren't always the same thing. A drain can look clear right at the fixture while still running slow a meter down the line, which is why we don't call a job finished on sight alone. We run a full sink or bath worth of water through afterward and watch the drain-down time, not just the first few seconds, before we consider it done.
