The efficiency half uses the same benchmark ranges as our Water Usage Checker. The pipe-risk half reflects general Dubai construction material patterns by era, not an inspection of your specific property. Materials are frequently mixed or upgraded during renovations.
How the Score Is Calculated
The Water Efficiency half compares your actual monthly usage against typical ranges for your property type, the same benchmark logic used in our Water Usage Checker tool. Usage inside the typical range scores well; usage well above it scores lower, because a persistent, unexplained gap is the clearest early signal of a running toilet or a slow supply leak.
The Pipe Age Risk half is based on which pipe materials were most commonly installed in Dubai construction during different periods: galvanized steel and early copper before the mid-90s, copper through the mid-2000s, a mixed transition period after that, and PPR or PEX as the modern standard from around 2016 onward. Copper pipework is a genuinely reliable material, but it becomes more prone to pinhole leaks as it approaches and passes the 25-30 year mark, which is why older buildings score lower here.
