New to Dubai? What You Need to Know About Your Home's Water and Plumbing

If your last home had continuous mains water pressure and any plumber could touch a gas line, several things about a Dubai property will genuinely surprise you. Here's what's actually different.

Plumbing works differently enough here that some of what you already know from your last home won't apply directly. None of this is a downgrade, it's just built for a different climate and a different kind of city, and knowing the basics upfront saves a confused phone call later.

Your Water Almost Certainly Comes From a Tank, Not Just a Mains Pipe

Three supply setups exist across Dubai properties. Some older buildings and a few villas use direct feed, water running straight from the main supply line to your fixtures, which can mean pressure that dips at peak times. Most newer residential buildings are tank-fed, water fills a rooftop or underground tank first, then gravity or a pump pushes it to your taps. High-rises and larger developments often add a booster pump system on top of that, to maintain pressure across many floors. If your last home had one continuous mains connection with no tank involved anywhere, this setup is the biggest structural difference you'll encounter.

That Tank Needs Cleaning on a Real Schedule, Not an Occasional One

Dubai Municipality requires residential water tanks to be cleaned and disinfected at least every 6 months, by a municipality-approved company, not as a suggestion but as an actual standard. If you're renting, this is generally the landlord or building management's responsibility, worth confirming directly rather than assuming someone else has it handled. If you notice a change in taste, smell, or clarity before the 6-month mark, that's worth checking sooner, not waiting for the schedule.

A Plumber and a Gas Technician Are Not the Same Person Here

This genuinely surprises people coming from countries where a general plumber might also handle a gas appliance connection. In the UAE, gas line installation, modification, and major repair work must be done by a Dubai Civil Defence-approved gas contractor specifically, not a standard plumbing company, regardless of how minor the job looks. A plumber can usually assist with a basic appliance connection hose, but anything beyond that needs the specifically licensed specialist. If you smell gas or suspect a leak, that's the one to call, not a general plumbing line.

Hard Water Is Real Here, and It Affects More Than Taste

Dubai's water carries a measurable mineral content, and it shows up as scale buildup inside pipes, water heaters, and any pump over time, not usually as a dramatic single failure, more as everything wearing out somewhat faster than it would elsewhere. If you notice white residue around taps or a shower filter needing more frequent cleaning than you're used to, that's this, not anything wrong with your specific unit.

Know Where Your Water Isolation Point Actually Is

This is worth doing in your first week, not during your first emergency. Given the tank-and-pump setup common here, the isolation point for a villa is often near the tank or pump itself, sometimes outside the property, rather than a single stopcock under a kitchen sink the way it might be elsewhere. In an apartment, it's more often in a shared service corridor or riser cupboard on your floor. Ask your landlord, agent, or building management directly if it isn't obvious, this is genuinely useful information to have before you need it.

!The one habit worth building early

If a tap hasn't been used in a while, guest bathroom, an outdoor tap, run it for a few seconds before assuming anything's wrong if the water looks or smells slightly off at first. Water sitting unused in a pipe section loses some of its treatment over time, and it usually clears within moments once fresh supply reaches it.
